We are not accountable for missed rent payments, which can lead to the loss of any possessions stored in the property. Upon purchasing a rental, your agent will guide you through the payment process, including the ability to prepay for multiple weeks in advance. Additionally, we’ll clarify how access levels work and how you can grant level 3 access to another person, which is explained below.

Level 1: Entry to the property and garage, but no access to storage.
Level 2: Access to the property, garage, storage, and furniture.
Level 3: Full control over the property, including rent payments via the /comp system, storage access, and garage usage.

If a property is abandoned or relinquished, we cannot guarantee item recovery unless you reach out to us in a timely manner. Tenants are expected to clear all belongings before vacating. If you come across unclaimed items, please notify either an Exel Holdings Group employee or the police department.
If the block you are renting is set to be returned to the state, you will receive a one-week notice. It will be your responsibility to remove any belongings within this timeframe, as we are not liable for any items left behind.

Bill, or another Exel Holdings Group representative, may or may not reach out before an eviction, but we will not hold a property longer than 24 hours unless unavoidable circumstances arise. A fee will be required to reclaim a forfeited property. Keep in mind, property leases no longer expire automatically, so if we cannot contact you, we may proceed without prior notice.

If Exel Holdings Group owns a property—whether an individual unit or an entire complex—we retain the right to access it when necessary.

Our rental prices vary based on the quality of each property. Please keep this in mind when negotiating.
